Is there a free trial?

Yes. Use the promo code BETA at checkout to get your first month free on the full plan. You can cancel at any time during or after the trial.

Is there a free plan?

You can create your account and set up your digital welcome guide for free. The welcome guide plan starts at just €10/year. The full AI + channel manager plan requires a paid subscription.

What is included in the full subscription?

Everything: AI co-host that answers guests 24/7, channel manager (Airbnb, Booking.com, VRBO), unified calendar with pricing, automated guest messages, cleaning and team management, smart lock integrations (Nuki, igloohome, TTLock, Tedee), direct booking widget, guest identity verification, PriceLabs integration, and the ChatGPT/Claude connector.

Do you offer discounts for multiple properties?

Yes. Volume discounts start automatically from 5 properties and apply to all your properties. The more properties you add, the lower the price per property. Check the calculator on our pricing page.

Can I pay monthly or annually?

Yes, you choose per property. Monthly is €12/month with no commitment. Annual is €120/year (a 16% saving). You can switch from monthly to annual at any time.

Is the price per property or per account?

Per property. Each property has its own subscription. You can mix monthly and annual plans across your properties.

Are there any hidden fees?

No. You pay only the subscription price for each property. The only additional cost is if you use WhatsApp AI conversations with guests, which cost $0.04 per message. WhatsApp notifications to you and your team (alerts, mission briefings, etc.) are included at no extra cost.

Getting Started

How do I get started?

Create your free account at app.nowistay.com, add your properties (bulk import from Airbnb takes about 1 minute), and create your welcome guide with the AI wizard (about 2 minutes). Then spend around 30 minutes editing the guide to make it complete and accurate. After that, the AI co-host starts answering your guests on Airbnb. You can then set up automated messages, smart lock integrations, and other features at your own pace.

Do I need a credit card to sign up?

No. Creating an account is completely free with no credit card required. Before subscribing, you can create your properties and edit your welcome guide to see how everything works. A subscription is only needed to share the guide with guests and activate the AI co-host and channel manager features.

What can I do before subscribing?

You can create your account, add your properties, and build your welcome guide for free. This lets you explore the platform and see how it works. To share the guide with guests or activate the AI co-host, calendar sync, and all other features, you need to subscribe the property to a plan.

How do I add my first property?

From the Properties page, click "Add a property." You can import directly from Airbnb (the bulk import wizard lets you add all your listings in about 1 minute), from a supported PMS (Beds24, Smoobu, Lodgify), or create it manually. See the full guide.

Do I need technical skills to use Nowistay?

No. Nowistay is designed to be simple. Connect your Airbnb or Booking.com account, fill in your welcome guide, and the AI takes care of the rest. No coding or technical knowledge required.

What is the AI co-host?

The AI co-host is an intelligent assistant that automatically answers your guests' messages on Airbnb, Booking.com, and WhatsApp. It responds 24/7 in over 90 languages, using information from your welcome guide and property settings. See how the AI co-host works.

What can the AI co-host do?

It answers guest questions about check-in, WiFi, house rules, local recommendations, and more. It can also handle early check-in and late check-out requests by coordinating with your cleaning team, and it can sell your additional services (late check-out, airport transfers, etc.). Does the AI reply without my approval?

Yes. The AI responds automatically β€” no manual review needed. Your guests get instant answers even at 3am. You can still jump in and reply manually whenever you want. Learn how the co-host interacts with guests.

Do my guests know they are talking to an AI?

No. Messages appear to come from you, the host. The AI co-host can even sign messages with your first name. From the guest’s perspective, it looks like they are communicating directly with you.

What happens if the AI cannot answer a question?

The AI automatically escalates the conversation to you. You receive a notification with the full context so you can take over in seconds. Set up your notifications to be alerted instantly.

What languages does the AI support?

The AI supports over 90 languages. It automatically detects the guest's language and responds in that same language.

Can I control what the AI says?

Yes. The AI uses your welcome guide as its main knowledge source. You can also add specific instructions in the private knowledge base to control how the AI handles particular topics (e.g., "never accept date changes without my approval").

Does the AI work on all platforms?

The AI responds on Airbnb, Booking.com, and WhatsApp. All conversations are visible in one unified inbox on Nowistay.

Does the AI work on VRBO?

VRBO calendar and booking sync are supported, but VRBO does not yet allow automated messaging through its API. You can connect your VRBO listing and use WhatsApp as an alternative for VRBO guest communication.

Channel Manager & Calendar

What is the Nowistay channel manager?

The channel manager is a built-in PMS that syncs your calendar, prices, and availability across Airbnb, Booking.com, and VRBO in real time. When a guest books on one platform, the dates are automatically blocked on all others. See what changes when you connect the channel manager.

Which platforms does Nowistay connect to?

Airbnb, Booking.com, and VRBO are supported via direct integration. You can also use iCal links to connect other platforms.

Can I keep my current PMS and still use Nowistay?

Yes, partially. You can connect Nowistay alongside Beds24, Smoobu, or Lodgify for the AI co-host and welcome guide. However, the full feature set (smart locks, cleaning automation, calendar management, direct booking) is only available when Nowistay is your main channel manager.

How do I manage my calendar?

From the calendar view in Nowistay, you can open or block dates, set nightly rates, adjust minimum stay, and see all your bookings across platforms. Changes sync automatically to Airbnb and Booking.com. See the full calendar guide.

Can I set pricing rules and minimum stays?

Yes. Set default rates and minimum/maximum stay per property, then override them for specific dates. You can also set different rate adjustments per channel (e.g., +15% on Airbnb to offset commissions). See Airbnb availability settings.

Can I create manual bookings?

Yes. Add bookings manually for phone reservations, returning guests, or direct bookings. These automatically block availability on all connected platforms. You can also send a payment link to the guest. See how to manage manual bookings.

Why are some dates blocked on my calendar?

The calendar shows you exactly why each date is blocked β€” hover over it to see the reason (minimum stay, preparation time, advance notice, or a booking). A direct link takes you to the setting to fix it.

Welcome Guide

What is the digital welcome guide?

An online booklet you share with your guests containing everything they need: check-in instructions, WiFi password, house rules, local recommendations, and more. Guests access it via a simple link or QR code β€” no app download needed.

How do I create a welcome guide?

You can create it with AI in just a few clicks. The AI generates a complete guide based on your Airbnb listing and any documents you upload (PDF, Word). The AI wizard takes about 2 minutes, then you spend around 30 minutes editing and customizing the content to make it complete and accurate. You can also create it manually.

Is the welcome guide free?

Creating and editing your welcome guide is free. To keep it published and accessible to guests year-round, the welcome guide plan is €10/year per property.

How do guests access the welcome guide?

Guests receive a link (or QR code) that opens the guide in their browser. No app download required. The guide works on any phone, tablet, or computer.

Can I translate the welcome guide?

Yes. The welcome guide supports 8 languages (English, French, Spanish, Italian, German, Russian, Dutch, Chinese). You can auto-translate the entire guide with one click.

Is there one guide per property?

Yes. Each property has its own dedicated welcome guide that you can fully customize.

Cleaning & Team Management

How does cleaning automation work?

When a guest checks out, Nowistay automatically creates a cleaning mission and assigns it to your team. Your team gets a WhatsApp or email notification with a briefing (guest name, check-out time, next arrival). They complete a checklist and upload photos when done. See how to enable automation.

Can I manage my team on Nowistay?

Yes. Add team members with different roles: cleaning, maintenance, manager, check-in specialist, or owner. Each member can be assigned to specific properties and notified via email or WhatsApp. See how to add team members.

What are missions?

Missions are tasks you assign to your team β€” cleaning, maintenance, or urgent issues. Each mission includes a checklist, photo uploads, and a completion report. Missions can be created automatically (after each checkout) or manually. See how to manage missions.

Can the AI coordinate early check-in and late check-out?

Yes. When a guest asks for early check-in or late check-out, the AI contacts your cleaning team automatically. If the cleaner accepts, the AI confirms to the guest, updates the booking times, and adjusts the smart lock code β€” all without your involvement. See how it works in detail.

Smart Locks

Which smart locks does Nowistay support?

Nuki, igloohome, TTLock, and Tedee.

How does the smart lock integration work?

When a guest books, Nowistay automatically generates a unique access code for their stay. The code is only active during the guest's check-in and check-out window. It is shared with the guest via automated messages.

Do I need an extra subscription for my smart lock?

No extra subscription from Nowistay. You just need access to your smart lock's web platform (e.g., Nuki Web) to create an API key. The smart lock integration is included in the Nowistay subscription.

Guest Communication

Can I use WhatsApp with Nowistay?

Yes. Nowistay sends and receives WhatsApp messages with your guests. The AI co-host also responds on WhatsApp automatically. All messages β€” Airbnb, Booking.com, and WhatsApp β€” appear in one unified inbox. See how WhatsApp messaging works.

Is WhatsApp messaging included in the price?

WhatsApp notifications to you and your team (alerts, mission briefings, etc.) are included at no extra cost. AI-powered WhatsApp conversation threads with guests cost $0.04 per message.

Can I send automated messages to guests?

Can I still reply to guests manually?

Yes. Reply from the Nowistay inbox at any time. When you reply manually, the AI pauses for 2 hours on that conversation so it does not overlap with your message.

Direct Booking

What is the direct booking feature?

Nowistay provides a booking widget you can embed on your own website. Guests can see availability, choose dates, and pay directly β€” no OTA commissions. It works on any website: WordPress, Wix, Squarespace, or custom sites. See how to set it up.

Does Nowistay charge a commission on direct bookings?

No. Nowistay charges 0% commission on direct bookings. You only pay the standard Stripe payment processing fee.

How do guests pay for direct bookings?

Payments are processed securely via Stripe. You can offer full payment upfront or split payment (a deposit now and the balance later).

Integrations

Does Nowistay work with PriceLabs?

Yes. Connect your PriceLabs account and rates are automatically synced to your Nowistay calendar and pushed to all channels.

Can I connect ChatGPT or Claude to Nowistay?

Yes. Nowistay has an MCP connector that lets you manage your rentals from ChatGPT, Claude, or other AI assistants. Check occupancy, update prices, create missions, send messages, and edit welcome guides β€” all through natural language conversation. See practical examples.

Can I export my booking data?

Yes. Export all your bookings as a CSV file from the advanced settings. You can also export your calendar as an iCal feed.

Does Nowistay work with compliance tools?

Yes. When Nowistay is your channel manager, it provides a unified iCal export that compliance tools like Chekin can use to get booking data.

Account & Billing

Can I cancel my subscription anytime?

Yes. Monthly subscriptions have no commitment β€” cancel anytime and your access continues until the end of the current month. No questions asked.

Where do I download my invoices?

Go to "Payments and billing" in the left menu. You can download all invoices for a given year as a ZIP file in one click. See how to manage invoices.

Can I switch from another PMS to Nowistay?

Yes. Nowistay provides step-by-step migration guides from Beds24, Smoobu, Lodgify, and other tools. The migration takes about 30 minutes to get everything running, plus about 30 minutes to migrate your automated scheduled messages.

Is my data secure?

Is there a mobile app?

There is no native mobile app. Nowistay is a web application that is fully responsive and optimized for mobile. You can do everything from your phone’s browser β€” manage your calendar, read and reply to messages, handle missions, and more. The only feature that requires a desktop is editing the welcome guide.

Can I use Nowistay for just one property?

Yes, absolutely. Nowistay works just as well for 1 property as it does for 100+.
