When you connect Nowistay as your channel manager (PMS), Airbnb treats your account as a professionally managed account. This triggers a few automatic changes on the Airbnb side. None of them affect your revenue or your guests negatively β€” but it helps to know what to expect so you can adjust quickly.

This guide covers every change, why it happens, and exactly what to do about it.

1. The fee model may switch to host-only (15–15.5%)

This is the most noticeable change. Airbnb may switch your account from the split-fee model (where you pay ~3% and the guest pays ~14%) to the host-only fee model (where you pay 15–15.5% and the guest pays no service fee).

Important: this change applies to your entire Airbnb account, including listings that are not connected to Nowistay. Airbnb considers any API connection as a signal that you are a professional host.

What to do

Increase your nightly rate by approximately 14–18% to keep the same net revenue. In Nowistay, you can do this easily with the Rate Adjustment feature: go to your property β†’ Synchronization β†’ Channel Settings β†’ set a percentage increase (e.g. +15%) on the Airbnb channel. Your base calendar price stays the same for direct bookings, and only the Airbnb rate is adjusted upward.

This has zero impact on bookings. Airbnb now displays the total price (nightly rate + fees + cleaning) in search results and on the map. Guests always see the final amount regardless of the fee model. In fact, Airbnb reports that listings with 0€ guest service fee tend to convert slightly better.

2. Calendar and pricing are now managed from Nowistay

Once connected, Nowistay becomes the source of truth for your calendar. Prices and availability fields on the Airbnb website will appear greyed out β€” you can no longer edit them directly on Airbnb.

What to do

Use the Nowistay calendar to manage all your prices and availabilities. This is actually a major upgrade: you now have a single centralized calendar that syncs across Airbnb, Booking.com, and direct bookings simultaneously. No more toggling between platforms.

3. Instant booking may be activated

Airbnb often enables instant booking automatically when a channel manager is connected. If you previously reviewed each booking request manually, this means guests can now book without prior approval.

What to do

If you prefer to keep some control, go to your Airbnb listing settings and enable the option to limit instant booking to experienced guests only (guests with positive reviews). You can also try switching back to manual approval if that option is still available on your account. Most hosts find that instant booking actually increases their occupancy rate.

4. Existing iCal links are removed

If you had iCal links (Google Calendar, other platforms) set up directly in Airbnb, they may be removed when the API connection is established. This prevents synchronization conflicts between the channel manager and external calendars.

What to do

You no longer need iCal links. Nowistay handles all calendar synchronization in real time through the API, which is far more reliable than iCal (which can have delays of several hours). If you need to sync with a personal calendar, you can export an iCal link from Nowistay instead.

5. Some Airbnb settings become read-only

Certain settings on Airbnb may become greyed out or limited, including:

  • Smart Pricing β€” Airbnb’s dynamic pricing tool is disabled since prices now come from your channel manager
  • Seasonal promotions β€” some promotional tools may no longer be editable on Airbnb
  • Minimum/maximum stay rules β€” these should now be set in Nowistay

What to do

6. Content synchronization

Depending on the type of connection, your channel manager may sync listing content (descriptions, photos, amenities) with Airbnb. With some channel managers, editing content on Airbnb can be overwritten on the next sync.

What to do

Nowistay uses a limited sync approach: it syncs calendar, pricing, and bookings, but does not overwrite your listing content (descriptions, photos, house rules). You can safely continue editing your listing details directly on Airbnb.

7. All listings on your account are affected

When you connect a channel manager via Airbnb’s API, the change applies to your entire Airbnb account β€” not just the listings you map in Nowistay. This means all your listings will switch to the host-only fee model, even ones you manage manually.

What to do

The simplest solution is to connect all your properties to Nowistay.
