If you manage properties for their owners, the questions keep coming: “Is my apartment booked in November?”, “What price did you set for the long weekend?”, “How much did it earn in September?”. Owners can now ask their own ChatGPT or Claude instead. You turn the access on for an owner, they connect their AI assistant with an email code, and the assistant answers from Nowistay about the properties you assigned to them.
The access is read-only and you decide what the owner’s assistant sees: the same settings that control their dashboard also control their assistant.
Before you start
- The owner is a team member with the Owner role, assigned to their properties, with their email address filled in. See how to add your team members.
- Their properties are connected through Nowistay PMS, and your AI Full Channel Manager subscription is active. These are the same requirements as for your own ChatGPT or Claude connection.
Turn on ChatGPT / Claude access for an owner
- Go to the Teams section and click the gear icon (Settings) next to the owner.
- In the ChatGPT / Claude access section, turn on Allow ChatGPT / Claude access. The section only shows for members with the Owner role.
- Click Save.
Access is off by default for every owner. Once it is on, send the owner this page, or let them follow the steps from their dashboard (see below).
What the owner’s assistant can read
Two settings in the same Member settings panel decide how much the assistant shares, exactly like on the owner’s dashboard: Show guest details (section Guest contact details) and Show rates & availability (section Rates & availability).
Always shared:
- Their properties: name, type, capacity, address, check-in and check-out times, cover photo, listing links.
- Bookings: dates, nights, channel, status, number of guests.
- Monthly performance: revenue, revenue after platform commissions, occupancy, average daily rate (ADR), RevPAR and the breakdown by channel, as on the Financials tab of the owner’s dashboard.
With Show guest details: the guest’s first and last name on each booking.
With Show rates & availability: the price and availability of each night (with minimum and maximum stay and restrictions), the amounts of each booking (total, platform commission, cleaning fee, taxes), and the default nightly rate and cleaning fee of each property. When this setting is off, the assistant answers that prices are not shared.
The assistant only sees the properties assigned to the owner. When you add or remove a property in their assigned properties, the change applies to their next question, with no need to reconnect.
What the owner’s assistant can never see or do
- Change anything. Prices, availability, bookings and guest messages stay in your hands. If the owner asks for a change, the assistant answers that the connection is read-only and that they should contact you.
- See guest contact details: no phone number or email address, even with Show guest details on.
- See your private calendar notes, guest conversations, missions and cleaning reports, door codes, internal booking notes, payment links and extras purchased by guests.
How the owner connects ChatGPT or Claude
- Open the Nowistay app in ChatGPT or the Claude directory, then click Connect in ChatGPT or Connect to Claude in Claude.
- The Nowistay sign-in page opens. Below the login form, under Property owner or team member without a Nowistay password?, click Sign in with an email code.
- In Your email address, enter the address the property manager has on file, then click Send me a code.
- Enter the 6-digit code received by email in Code received by email, then click Continue. The code is valid for 10 minutes.
- If the owner works with several property managers on Nowistay, they choose one under Which property manager’s properties do you want to connect?
- The next screen lists the properties and what the assistant will be able to read. Click Approve access.
- Start a new chat and ask a question.
On their dashboard, an owner who is logged in also finds a Use with ChatGPT or Claude button on the Financials tab when their access is on. It opens the same steps with the links to ChatGPT and Claude.
No code received? For privacy, the page never says whether an email address is known. Check the spam folder, then check with the property manager that the address in Nowistay is the right one and that Allow ChatGPT / Claude access is on.
Questions owners can ask
- “Which nights are booked at my apartment in November?”
- “Who arrives this weekend and how many guests?”
- “What is the price for the nights of December 31 and January 1?” (needs Show rates & availability)
- “How much did my apartment earn in September, and what was the occupancy?”
- “Compare July and August: revenue, ADR and the share of each platform.”
Turn off or change the access
- Turn off Allow ChatGPT / Claude access and save: the owner’s assistant stops getting answers right away. If you turn it on again later, the owner connects again.
- Deactivating the member, removing their Owner role or changing their email address also ends the connection.
- If your subscription lapses, the owner’s assistant stops getting answers until it is active again.
- The owner can also disconnect Nowistay at any time from the connector settings of ChatGPT or Claude.
Frequently asked questions
Does the owner need a Nowistay account or password?
No. They sign in with their email address and a code sent to it, like on their dashboard. The page only accepts the address you entered for them in Teams.
Is the owner’s connection the same app as mine?
Yes, it is the same Nowistay app in ChatGPT and Claude. The difference is the sign-in: you use your Nowistay login, the owner uses Sign in with an email code, and their connection is limited to their properties and read-only.
The owner works with two property managers on Nowistay. Can they connect both?
Each ChatGPT or Claude account holds one Nowistay connection. The owner picks one property manager when connecting. To switch, they disconnect Nowistay in ChatGPT or Claude and connect again, choosing the other one.
Can other roles (cleaning, maintenance, manager) use it?
Not yet. The access is available for the Owner role only.
