Your nightly price is one number, but it reaches your guests through several different doors: the OTAs you are connected to, your own website, and any tool you let drive your calendar. This guide shows where each price is set in Nowistay, and which lever to reach for.
There are two layers, and it helps to keep them apart.
So the property default gets you started, and the calendar is where you actually do the pricing work.
Two things in that panel are worth knowing before you use it in anger.
The same panel holds Availability (Open for booking), Minimum Stay (nights), and under Advanced settings, Maximum Stay (nights), Check-in closed and Check-out closed. For the full tour of those, see managing your availability and prices from the calendar.
Your calendar holds one base rate per night. If you want Airbnb to be a little more expensive than Booking.com, you do not maintain two calendars: you apply a percentage on top of the base rate, per channel.
Each connected channel has its own Channel settings icon, so you set the percentage once per channel.
The adjustment is applied when rates are sent out, so your calendar keeps showing your base price and stays readable. Change the base rate and every channel follows, each keeping its own markup.
A good reason to use it: covering a channel's commission so that your take-home is the same whichever platform the booking comes from.
The same Channel Settings drawer carries a Rate Plans tab for Booking.com, where you choose which Booking.com rate plans stay synchronised with Nowistay. At least one plan must remain synchronised. Any plan not listed there keeps whatever Booking.com holds for it, so check this tab if one of your Booking.com plans is not moving with your calendar.
Airbnb has its own availability rules that interact with pricing and stay length. They sit in the same drawer under the Airbnb Availability tab, and are explained in the Airbnb availability settings. The Custom Rules tab next to it holds your own availability rules for that channel.
Your booking widget quotes from the same calendar rates, with no channel markup applied. That is the point: direct is your cheapest channel, so it is where a guest gets your base price.
A quote is built from the nightly rates for the selected dates, plus your Default cleaning fee, plus any taxes, minus any discount.
Worth knowing: every night in the requested range needs a rate. If one night has no price set, the widget cannot produce a quote for a stay covering it. If a date range refuses to price, check that range on the calendar first.

Once connected, your assistant can read your calendar (rates, availability and stay rules for a date range) and write to it: nightly rate, availability, minimum and maximum stay, stop sell, check-in closed, check-out closed, and the same weekday filter you get in the app.
Things you can simply ask for:
Every price change asks for your confirmation. The assistant first prepares the change and shows you exactly what it will do, and nothing is written to your calendar until you approve it. A misread instruction cannot quietly reprice your season.
Nowistay does not schedule anything by itself here. The scheduling comes from your assistant: if yours supports saved or recurring prompts, such as ChatGPT's scheduled tasks, you can point one at your calendar and have it run on its own.
Useful shapes for a recurring prompt:
Keep a human in the loop for anything that changes money. The confirmation step is there for a reason, and a recurring prompt that reports back to you is safer than one that reprices unattended.
If you would rather let a dynamic pricing engine handle it, Nowistay connects to PriceLabs. PriceLabs then sets your rates from demand, seasonality and local market data, and pushes them into your Nowistay calendar, which sends them on to your channels.

PriceLabs and per-channel adjustments work together: PriceLabs sets the base rate on the calendar, and your Rate adjustment (%) still applies on top for each channel.
They stack. A common setup is PriceLabs on the base rate, a channel adjustment to cover commission, and a direct booking discount that makes your own site the best place to book.
