Nowistay vs Smily: the short answer

Smily, the French PMS and channel manager formerly called BookingSync, has been part of Guesty since 17 September 2026. Nowistay is an independent PMS and channel manager founded in 2024 in Bordeaux. Both connect your listings to the main booking platforms. They differ on three points that matter to a host or a concierge: how guests are answered, how you pay, and who decides the roadmap.

  • Guest messages: Smily AI generates Smart Replies and flags urgent messages. Nowistay’s AI co-host replies on its own on Airbnb, Booking.com, Expedia, WhatsApp and email, in about a minute on average, and alerts you only when a human is needed.
  • Pricing model: Smily charges mainly a commission on bookings, with a monthly minimum, and publishes no rates. Nowistay costs a fixed EUR 12 (USD 15) per property per month, down to EUR 8 with volume pricing, with AI dynamic pricing included, and the first month is free.
  • Ownership: Guesty says it will combine Smily’s and Guesty’s product, engineering and support teams for the French market. Nowistay remains an independent company.

Competitor facts checked on smily.com and guesty.com on 8 October 2026.

What is Smily?

Smily started as BookingSync, a channel manager its founder built in 2005 for his family’s rentals. It opened to paying customers in 2010 and was renamed Smily in 2022. Its offer covers a channel manager, a customizable direct booking website, revenue management tools, payment solutions and Smily AI. It connects to Airbnb, Booking.com, Expedia, Abritel-Vrbo, Google Vacation Rentals, HomeToGo and Marriott Homes & Villas, as well as French channels such as PAP Vacances, Maeva and platforms serving works councils. A B2B App Center and an open API extend it.

On 17 September 2026, Guesty announced that it had completed its acquisition of Smily. The press release says the two companies will combine product, engineering and customer support for the French market and bring Guesty’s AI tools to it. It announces nothing about prices, contracts or a migration timeline for existing Smily accounts.

What is Nowistay?

Nowistay is a PMS and channel manager with an autonomous AI co-host built in. It was founded in 2024 in Bordeaux and connects to Airbnb, Booking.com, Vrbo and Expedia with real-time sync of calendars, rates and bookings.

The AI co-host answers guests 24/7 in 90+ languages from your property information, your welcome guide and the details of each booking, and it checks early check-in and late checkout requests with your cleaning team before confirming. The same subscription includes a digital welcome guide with an upsell shop, smart lock automation, cleaning and team coordination, direct booking with Stripe, AI Pricing for dynamic pricing, and an official ChatGPT app and Claude connector. Identity checks cost EUR 2 each, and PriceLabs remains available as an optional integration (separate PriceLabs subscription).

Nowistay vs Smily at a glance

  • Guest replies: Nowistay’s AI replies on its own by default, with a draft mode if you prefer to review. Smily AI offers Smart Replies and Emergency Detection; smily.com does not say whether replies go out without approval.
  • Channels: Nowistay connects Airbnb, Booking.com, Vrbo and Expedia. Smily also connects Google Vacation Rentals, HomeToGo, Marriott Homes & Villas and French channels such as PAP Vacances and Maeva.
  • Pricing: Nowistay charges a fixed price per property, published on its website. Smily charges mainly a commission on bookings with a monthly minimum, quoted on request.
  • Welcome guide and upsells: included in Nowistay, and the guide feeds the AI’s answers. Not among the core features listed on smily.com.
  • Smart locks: Nowistay connects Nuki, igloohome, TTLock, Tedee and HomeIt, plus Yale, Schlage, August and KeyNest as paid options. Not among the core features listed on smily.com; ask Smily which partner apps cover your locks.
  • Dynamic pricing: Smily’s own revenue management is rule-based, and smily.com says it does not develop its own dynamic pricing algorithms: market-based pricing goes through PriceLabs, Beyond or Wheelhouse from its App Center. Nowistay includes AI Pricing in the same subscription, which suggests a nightly price for every free night with the reason for each change, or updates your prices every morning in Automatic mode; PriceLabs remains an option (separate subscription), and you can set a markup per channel.
  • Direct booking: Nowistay provides an embeddable widget and a hosted booking page with Stripe and 0% Nowistay commission. Smily offers a customizable booking website.
  • Ownership: Nowistay is independent. Smily has been part of Guesty since 17 September 2026.

Guest messaging: Smart Replies vs an AI co-host that answers

Smily AI generates contextual replies to guest messages and reviews, and its Emergency Detection flags urgent situations so your team can react faster. Smily’s AI page does not say whether those replies are sent without your approval, so ask for a demo if that matters to you. Guesty has also said it will bring its own AI tools to the French market; which ones will reach Smily accounts, and at what price, has not been announced.

Nowistay’s AI co-host is autonomous by default on the AI Channel Manager plan. It reads each message, checks the booking, the property information and the welcome guide, and replies directly to the guest, in about a minute on average and in the guest’s language. When a situation needs a human, it alerts you and leaves the conversation to you.

You decide how much it does. Draft mode lets the AI write each reply without sending it: the reply is emailed to you, with the actions it would have taken listed as simulated. Off-hours keep it silent at times you choose, and you can pause it on a single conversation. Guests in the EU and EEA receive a one-time notice that they are talking to an AI.

Pricing: a commission vs a fixed price per property

Smily’s model is mainly a commission on bookings, with a monthly minimum whatever your booking volume, plus optional services. It publishes neither the commission rate nor the minimum, so your bill follows your revenue and you need a quote to compare.

Nowistay publishes a fixed price: EUR 12 (USD 15) per property per month, billed monthly, with automatic volume pricing on the whole account: EUR 11 from 5 properties, EUR 10 from 10, EUR 9 from 50 and EUR 8 from 100. The AI co-host, the welcome guide, AI Pricing and the main smart locks are included, and the first month is free, with no credit card. Paid options are billed only if you use them: the AI voice assistant at EUR 10 per month per account, WhatsApp AI messages at USD 0.04 each and identity checks at EUR 2 each.

  • 10 properties: EUR 100 per month on Nowistay, whatever your revenue.
  • 30 properties: EUR 300 per month.
  • 100 properties: EUR 800 per month.

Dynamic pricing is part of that price: AI Pricing is included, with no add-on and no separate pricing subscription. Smily says it develops no dynamic pricing algorithm of its own and points to PriceLabs, Beyond or Wheelhouse in its App Center, so ask how market-based pricing would be billed alongside your Smily plan.

To compare, ask Smily for its commission rate and monthly minimum at your size, apply them to last year’s booking revenue, and set the result against the Nowistay figure for your portfolio.

What the Guesty acquisition means for your choice

Nothing forces Smily customers to move today, and smily.com still sells Smily with its own pricing model. What has not been announced is what matters most to a host or an agency: whether Smily stays a separate product, whether prices, the commission or the minimum will change, whether contracts and support teams stay the same, and which Guesty AI features will reach Smily accounts. The general terms linked from smily.com allow price changes with 14 days’ notice, and content is deleted when an account is cancelled, so export your data before anything changes.

Our guide to Smily alternatives after the Guesty acquisition covers the questions to ask, the exports to download and how to move channels without losing bookings.

How to decide: a quick checklist

  • Who answers guests at night? If it is you or your team, count those hours. Nowistay’s AI replies on its own and alerts you when a human is needed.
  • How does your bill grow? With a commission, it grows with your revenue. With Nowistay, it depends only on your number of properties.
  • Which channels bring your bookings? If a large share comes from PAP Vacances, Maeva or works-council platforms, check how you would keep that distribution: Nowistay connects Airbnb, Booking.com, Vrbo and Expedia.
  • Which App Center apps do you use? List what each one does (locks, guides, cleaning, accounting) and check what Nowistay already covers natively.
  • Do you want a welcome guide, smart locks and ID checks in the same tool? Nowistay includes the guide and the main locks; ID checks cost EUR 2 each.
  • Do you prefer an independent French vendor? Nowistay is one. Smily is now part of Guesty.

How to switch from Smily to Nowistay

Nowistay does not integrate with Smily: it replaces it as your PMS and channel manager, and moving your listings takes minutes.

  1. Export your bookings, clients, payments and rentals from Smily before you cancel anything.
  2. Create your Nowistay account and connect one or two properties first. Airbnb and Booking.com accept one channel manager per listing at a time, so move property by property.
  3. Add your property information and welcome guide: the AI uses them to answer guests, and the guide is translated automatically.
  4. Check the calendar, prices and messages for a week, then move the rest of the portfolio.
  5. Keep your Smily account open until every property runs in Nowistay and upcoming stays are paid.

Is Nowistay compatible with Smily?

No, Nowistay does not integrate with Smily. It replaces Smily as your PMS and channel manager, and moving your listings takes minutes.

Is dynamic pricing included in Nowistay’s price?

Yes. AI Pricing, Nowistay’s built-in dynamic pricing, is part of the EUR 12 (USD 15) per property per month AI Channel Manager plan, with no add-on and no separate pricing subscription. Smily says it does not develop its own dynamic pricing algorithms and relies on PriceLabs, Beyond or Wheelhouse for market-based pricing.

The verdict

Smily is a long-established French PMS with a wide channel list, now part of Guesty, which has not yet announced its plans for Smily’s pricing and product.

Nowistay gives you a published, fixed price per property, an AI co-host that answers guests on its own, and the PMS, channel manager, welcome guide, smart locks and dynamic pricing (AI Pricing) in one subscription: EUR 12 (USD 15) per property per month, down to EUR 8 with volume pricing, first month free. Unless your bookings depend on channels Nowistay does not connect, it is the simpler and more predictable choice.
