Airbnb vs Booking.com for Hosts in 2026: Fees, Guests and Rules

Airbnb and Booking.com now cost hosts about the same (a 15.5% host fee against a commission around 15%), so the choice comes down to payouts, guests, cancellation terms, damage cover, reviews and ranking. Here is the comparison on verified, dated rules, which platform fits your property, and how to list on both without double bookings or lost margin.

Airbnb and Booking.com cost hosts roughly the same in 2026: most Airbnb hosts pay a single 15.5% fee, and Booking.com charges a commission set in your contract, around 15% according to Skift. The real differences lie elsewhere. Airbnb pays you the business day after check-in, lets you review guests and backs you with up to $3 million of host damage protection. Booking.com pays after check-out, lets you write your own cancellation terms and shows your home in a marketplace where most nights are still hotel nights. For most hosts, the answer is both, with one synced calendar and a price per channel.

Platform rules below come from the Airbnb Help Center and Booking.com’s Partner Hub, checked on 8 October 2026. Check your own account before acting.

How much do Airbnb and Booking.com charge hosts?

  • Airbnb: one host-only service fee, 15.5% for most hosts (16% in Brazil and Mexico, typically 14% to 16% elsewhere), deducted from your payout. Guests see one price, with no separate service fee. The split fee is being phased out; hosts in the EEA and Switzerland switch by 13 October 2026.
  • Booking.com: a commission per booking, set in your accommodation agreement by country and property type. It applies to the total booking amount, cleaning fee included, but not to city tax. Guests pay no Booking.com service fee.
  • Booking.com extras: Genius is a guest discount you fund (10% by default), Preferred Partner and the Visibility Booster add commission, and bank transfer payouts carry a payment service fee that depends on your country.

On a €420 stay, you keep €354.90 on Airbnb (if the fee also applies to cleaning) and €357 on Booking.com at an illustrative 15%. To receive your full base price, divide it by one minus the rate: +18.3% on Airbnb, +17.6% on Booking.com at 15%. See how to reprice for Airbnb’s 15.5% fee and Booking.com commission for hosts.

When do you get paid?

Airbnb releases the payout for most stays of 27 nights or fewer by the end of the business day after the guest’s scheduled check-in. Monthly stays (28 nights or more) are paid month by month. Until you have two completed stays, unless your listing is verified, your first two payouts wait until after check-out. A bank transfer then takes 3 to 5 business days.

Booking.com pays later. With Payments by Booking.com and bank transfer, guests pay online before arrival and you are paid after check-out: daily, weekly (each Thursday) or monthly (on the 1st) where available, with up to 10 days for the money to arrive. With a virtual credit card, you can charge the card once the reservation becomes non-refundable. If you collect guest payments yourself, Booking.com invoices its commission once a month.

Who books on Airbnb, and who books on Booking.com?

Reported, platform-wide figures: read them as trends, not a forecast for your street.

  • Airbnb leans towards whole homes and groups. In its Q2 2026 shareholder letter (6 August 2026), Airbnb says entire homes, especially those with four or more bedrooms, grew fastest, and that bedroom nights grew over 12% against 10% for nights and seats booked, which it ties to group travel.
  • Booking.com is still mostly hotels. Booking Holdings reported 4% growth in alternative accommodation room nights at Booking.com for Q2 2026 (release of 4 August 2026), and Rental Scale-Up’s coverage put the category at roughly 37% of Booking.com room nights. So guests compare your apartment with hotels on price, location and review score.
  • Booking window. Booking.com’s Partner Hub notes that guests who book far ahead tend to want flexibility, while those booking close to their dates focus on price.

Your own channel data beats these averages.

Cancellation policies: Airbnb’s menu or your own terms?

Airbnb gives you one standard policy for stays under 28 nights, from a fixed list: Flexible (full refund until 24 hours before check-in), Moderate (5 days), Limited (14 days) or Firm (30 days), plus an optional discounted non-refundable rate. Every short-stay policy includes a 24-hour free cancellation window after booking when the reservation is confirmed at least 7 days before check-in. See Airbnb’s cancellation policies explained.

Booking.com lets you write your own: whether to offer free cancellation, how long the free period lasts, and what guests pay after it or on a no-show. You attach each policy to a rate plan, and Booking.com recommends offering a flexible and a non-refundable option side by side. Under Smart Flex Reservations, Booking.com may offer free cancellation on some non-refundable rooms, then refills them or compensates you. Partners are enrolled automatically, except in mainland France and several French overseas territories.

Damage protection: AirCover or Booking.com’s damage options?

Airbnb: AirCover for Hosts includes up to $3 million of host damage protection and $1 million of host liability insurance. You request payment from the guest in the Resolution Center within 14 days of check-out; if the guest refuses, pays only part or does not respond within 24 hours, you can ask Airbnb to step in. It covers some extra cleaning (smoke odour, unapproved extra guests) but not wear and tear, and it is not insurance.

Booking.com offers two damage options outside the United States:

  • Damage deposit: you collect and return it yourself. Booking.com warns that deposits tend to bring fewer bookings and more cancellations.
  • Damage programme: no upfront deposit. You submit a request within 14 days of check-out, Booking.com contacts the guest, and you are paid (within up to 30 days) only if the guest agrees, up to a maximum you set. Smoking, broken house rules and unpaid fees such as pet fees cannot be claimed.

In the United States, Puerto Rico and the US Virgin Islands, Host Property Insurance has replaced the programme since 10 November 2025. A misconduct report filed between check-in and seven days after check-out stops that guest from booking you again.

Instant Book or requests: how much control do you keep?

  • Airbnb: choose Instant Book or approve every request, which you must answer within 24 hours. With Instant Book you can require a good track record (a past stay without incident or bad reviews) and a pre-booking message. Every guest must agree to your house rules before booking. Listings created through software usually start on Instant Book, and Airbnb asks those hosts not to switch it off when the listing is instantly bookable elsewhere.
  • Booking.com: instant confirmation is the default, and holiday rental partners can use Request to Book instead: 24 hours to accept or decline, with a chat before you approve (read Booking.com’s non-discrimination guidelines before declining). Extranet house rules cover pets, smoking, parties and noise.

Messaging and reviews: what changes day to day?

  • Airbnb reviews go both ways. Host and guest have 14 days after check-out, and reviews publish when both are in or the window closes. Your review of a guest appears on their profile. Superhost status requires answering 90% of new messages within 24 hours.
  • Booking.com reviews go one way. Booking.com invites guests about 48 hours after check-out and gives them three months to review. Reviews stay public for 36 months, and recent ones weigh most in your score. You can reply publicly; the misconduct report is your tool against a problem guest.
  • Inboxes: Booking.com messages sit in the extranet Inbox and the Pulse app, with templates and automatic replies.

Two platforms mean two inboxes and two price lists: keep them in one place.

How do Airbnb and Booking.com rank listings?

Airbnb says quality, popularity, price and, for homes, location have the largest impact. Quality includes photos, reviews, communication and cancellations; popularity, how often guests save, message and book you; price, how you compare with similar listings nearby.

Booking.com personalises results and weighs factors dynamically: your location, Booking.com prices, review scores and page quality, your conversion and click-through rates, and the traveller’s search and preferences. Genius, Deals, Preferred Partner, Preferred Plus and the Visibility Booster can add visibility. In the EEA, Booking.com does not use your prices or availability on other channels to rank you.

Airbnb or Booking.com: which should you choose?

  • Large house for families or groups: start with Airbnb, where entire homes with four or more bedrooms grow fastest, then add Booking.com.
  • City apartment or studio: Booking.com puts you in front of guests who also compare hotels, so price and review score decide.
  • Brand-new listing: reviews unlock both (Genius needs three reviews and a 7.5 score), and Airbnb lets new hosts approve their first bookings.
  • You want to screen guests: Airbnb, with two-way reviews and guest requirements; on Booking.com, Request to Book gives you a similar check.
  • Strict cancellation needs (events, peak weeks): Booking.com lets you set non-refundable terms per rate plan; on Airbnb, Firm is the strictest standard short-stay policy, and the 24-hour window covers bookings made a week or more ahead.
  • High-value interiors: Airbnb’s damage protection goes further than Booking.com’s programme, which depends on the guest agreeing to pay.
  • Cash flow or monthly stays: Airbnb pays after check-in and has long-term policies with monthly payouts.

Why most hosts list on both, and how to do it safely

Two platforms mean more demand and less dependence on one algorithm. The risk is operational: two calendars selling the same nights, two price lists, two inboxes. Six rules keep it safe:

  1. One calendar, synced in real time. Calendar feeds that refresh every 30 to 60 minutes leave room for double bookings; a channel manager connected to both closes the dates everywhere as soon as a booking lands.
  2. A price per channel. Keep one base rate and add each platform’s markup: +18.3% on Airbnb, about +17.6% on Booking.com at 15%.
  3. Booking.com’s extra rate plans. A weekly or non-refundable plan created in the extranet can keep its own minimum stay or stay open on dates you closed. See why Booking.com can differ from your settings.
  4. Comparable cancellation terms, for example Firm on Airbnb and free cancellation until 30 days before arrival on Booking.com.
  5. The same house rules everywhere, written precisely, with fees such as pet fees collected before or at arrival, since Booking.com’s damage programme cannot recover unpaid fees.
  6. Fast replies on both inboxes, within 24 hours at the very least.

Frequently asked questions

Is Airbnb or Booking.com cheaper for hosts in 2026?

They are close. Most Airbnb hosts pay a single 15.5% host-only fee, and Booking.com charges a commission set in your accommodation agreement, around 15% according to Skift. Booking.com can cost more if you fund Genius discounts, join Preferred Partner or pay the payment service fee on bank transfer payouts.

Which platform pays hosts faster, Airbnb or Booking.com?

Airbnb. For most stays of 27 nights or fewer, it releases the payout by the end of the business day after check-in. Booking.com pays bank transfers after check-out, daily, weekly or monthly where available, with up to 10 days for the money to arrive. With a virtual credit card, you can charge it once the booking is non-refundable.

Can I list the same property on Airbnb and Booking.com?

Yes, and most hosts do. Connect both platforms to one calendar synced in real time to avoid double bookings, set a price per channel, and keep house rules and cancellation terms comparable. Airbnb asks software-connected hosts to keep Instant Book on when the listing is instantly bookable elsewhere.

Does Booking.com have something like AirCover?

Not quite. Outside the United States, Booking.com offers a damage deposit you manage or a damage programme: you request payment within 14 days of check-out and are paid only if the guest agrees, up to a maximum you set. Airbnb's host damage protection goes up to $3 million. In the US, Booking.com holiday rentals have Host Property Insurance.

Can hosts review guests on Booking.com?

Booking.com reviews go one way: guests are invited about 48 hours after check-out and have three months to review the property. You can reply publicly. To report a problem guest, file a misconduct report between check-in and seven days after check-out, which also stops the guest from booking your property again.

Should I charge the same price on Airbnb and Booking.com?

Keep one base rate and add a markup per channel so each payout matches. To receive your full base price, add 18.3% on Airbnb (15.5% fee) and about 17.6% on Booking.com at a 15% commission. In the EEA, Booking.com does not use your prices on other channels to rank you.
