Best PMS for Vrbo Hosts in 2026: 6 Compared

Six PMS for Vrbo hosts compared on verified facts: how each connects to Vrbo, who answers Vrbo guests, and what it costs. A direct connection syncs calendars, rates and bookings; messaging is where tools differ, because Vrbo usually keeps guests' email and phone private.

What a PMS can and cannot do for Vrbo hosts in 2026

Vrbo, Expedia Group’s vacation rental platform (Abritel in France), is one of the four channels most hosts list on, next to Airbnb, Booking.com and Expedia. A PMS with a direct Vrbo connection keeps your calendar, rates, restrictions and bookings in sync in real time, which is what prevents double bookings. Guest messaging is different: Vrbo usually withholds the guest’s email address and phone number, so most conversations stay inside Vrbo’s own inbox, and what a PMS can do there varies from one tool to the next.

This comparison looks at six PMS through that lens: how they connect to Vrbo, who answers your Vrbo guests, and what they cost at your size. It also covers what changes with Vrbo’s 12% commission from 29 October 2026.

Competitor facts checked on hostaway.com, guesty.com, lodgify.com, uplisting.io and igms.com on 8 October 2026.

Six questions to ask before choosing a PMS for Vrbo

  1. Direct connection or iCal? iCal only copies blocked dates, with a delay, and cannot push rates. A direct connection syncs availability, rates, restrictions and bookings.
  2. What happens to bookings made before you connect? Some Vrbo connections cannot import existing reservations, so you add them once by hand.
  3. Who answers Vrbo guests? Ask whether the PMS reads and sends Vrbo messages, and whether its AI does so on your plan.
  4. Can you price Vrbo separately? With Vrbo’s 12% commission, a Vrbo-specific markup protects your payout. Also check whether dynamic pricing is built in: the markup then applies on top of each nightly price.
  5. What does it cost at your size, and at twice your size? Quote-only pricing makes that hard to know in advance.
  6. What happens on your other channels? For most hosts, Airbnb and Booking.com bring more messages than Vrbo: check how the AI handles those.

The 6 PMS compared for Vrbo hosts

1. Nowistay: Vrbo sync plus an autonomous AI co-host on your other channels

Vrbo connection: Direct, not iCal. Calendar, availability, rates, restrictions and bookings (new, modified and cancelled) sync in real time with Airbnb, Booking.com and Expedia. You connect a listing from the property’s synchronization settings with your Vrbo login and an SMS code. Vrbo does not provide bookings made before the connection, so you add those once by hand.

Vrbo messaging: The AI co-host does not read or reply inside Vrbo messaging, and Vrbo conversations do not appear in the Nowistay inbox. When a Vrbo booking has an email address or phone number, for example one the guest shared with you, Nowistay’s scheduled messages go out by email or WhatsApp.

Everywhere else: On Airbnb, Booking.com, Expedia, WhatsApp and email, the AI co-host answers guests on its own in about a minute, in 90+ languages, and alerts you when a human is needed.

Pricing: EUR 12 (USD 15) per property per month, billed monthly. Automatic volume pricing on the whole account: EUR 11 (USD 14) from 5 properties, EUR 10 (USD 13) from 10, EUR 9 (USD 12) from 50, EUR 8 (USD 11) from 100. First month free, no credit card. AI Pricing is included in that price: no add-on, no higher plan and no separate pricing subscription. Options: WhatsApp AI messages (USD 0.04 each), ID checks (EUR 2 each) and the AI voice assistant (EUR 10 a month per account).

Also included: AI Pricing (built-in dynamic pricing: a suggested price for every free night, sent to Vrbo and your other channels), a markup per OTA applied on top, smart locks (Nuki, igloohome, TTLock, Tedee and HomeIt; Yale, Schlage, August and KeyNest as paid options), cleaning missions, a digital welcome guide, a direct booking widget and hosted booking page with Stripe and 0% Nowistay commission, and the official ChatGPT app and Claude connector.

2. Hostaway: Vrbo Elite for six years, by its own account

Vrbo connection: Direct. Hostaway says it has been a Vrbo Elite partner for six years, and lists Booking.com Premier Plus status for 2026.

AI: A rule-based Auto-reply sends answers without approval. Hostaway also offers an AI knowledge base, sentiment detection, an AI CoHost and dynamic pricing, with native WhatsApp and SMS in the inbox.

Pricing: Quote only; Hostaway publishes no prices, and its dynamic pricing costs an additional monthly fee for each listing it is activated for. The company, Hostaway Opco Oy, is based in Helsinki, Finland.

3. Guesty: Vrbo Elite, AutoReply on Pro

Vrbo connection: Direct. Guesty says it is a Vrbo Elite partner.

AI: ReplyAI drafts replies. AutoReply, launched in April 2026, sends without approval above a confidence threshold you set, on Pro. On Lite, the AI only drafts.

Pricing: Lite covers 1 to 3 listings; its “from USD 9 per listing” is the OptiLite bundle, an annual subscription plus a 1% fee on your monthly reservation revenue, which is the PriceOptimizer dynamic-pricing fee. For 3 listings earning USD 2,500 a month each, that is about USD 102 a month before add-ons, against EUR 36 (USD 45) on Nowistay, with AI Pricing included. Pro (4 to 199 listings) is quote-only. Guesty, founded in 2013 in Tel Aviv, has also owned Smily since 17 September 2026.

4. Lodgify: no Vrbo listing minimum in North America and APAC

Vrbo connection: According to lodgify.com, Lodgify connects to Vrbo with no minimum number of rentals in North America and APAC, syncs rates and availability every hour and content once a day. It lists Vrbo Elite status for 2026.

AI: An AI-powered inbox drafts replies; the AI Co-Host, in beta, sends nothing until you approve.

Pricing: For one rental, Basic costs USD 18 a month (USD 14 billed yearly), Starter USD 33 (USD 26), Professional USD 58 (USD 47) and Ultimate USD 85 (USD 68). Ten rentals on Professional cost USD 231 a month (USD 185 billed yearly). 0% booking fee and a 7-day trial. The website builder starts on Starter, dynamic pricing on Professional and Ultimate only (Basic and Starter get a 3-month trial) and task management on Ultimate.

5. Uplisting: AI messaging in beta

Vrbo connection: Direct, alongside Airbnb and Booking.com.

AI: AI Messaging is in beta and sends automatically when its confidence is above a threshold.

Pricing: Independent Host costs GBP 40 a month for up to 4 properties, or GBP 0 plus 3% per booking; Operator GBP 16 per listing (GBP 90 minimum); Manager GBP 13 per listing (GBP 208 minimum). ID verification costs GBP 1.25 per check. On its pricing and features pages, Uplisting shows no market-based dynamic pricing of its own: it connects PriceLabs, Wheelhouse and Beyond, each with its own subscription.

6. iGMS: pay per booked night

Vrbo connection: Direct, alongside Airbnb, Booking.com and Expedia. iGMS is published by AirGMS Technologies Inc.

AI: AI-drafted replies on all plans; the AI Agent that sends replies automatically requires PRO+.

Pricing: FLEX costs USD 1 per booked night (minimum USD 20 per property per month); PRO USD 38 a month billed annually (USD 48 monthly); PRO+ USD 56 (USD 69 monthly). Its own dynamic pricing, the Revenue Management Tool, is only on PRO+ and only in a few countries (the United States, Canada, Australia, Mexico and the UK among them; not France). Smart locks: August, Yale, Schlage, igloohome, Nuki and Nest.

Vrbo messaging: what no PMS can change

Vrbo usually withholds the guest’s email address and phone number, so you cannot move the conversation to email or WhatsApp on your own. Whatever PMS you choose, plan for these habits:

  • Answer Vrbo messages in the Vrbo app or dashboard, with notifications on, so nothing waits overnight.
  • Put arrival details, Wi-Fi and house rules in a digital welcome guide (EUR 2 per property per month on Nowistay) and share its link in your Vrbo check-in message, where Vrbo’s messaging rules allow it.
  • When a guest gives you an email address or phone number, add it to the booking: Nowistay then sends your scheduled messages by email or WhatsApp.
  • Keep your other channels on autopilot: on Airbnb, Booking.com and Expedia, Nowistay’s AI co-host answers on its own, which frees your time for Vrbo.

Vrbo partner badges: what they tell you

Vrbo certifies software partners in tiers, and vendors publish their own: Hostaway, Guesty and Lodgify all describe themselves as Vrbo Elite. A badge reflects the vendor’s relationship with Vrbo. It does not tell you whether the AI can answer Vrbo guests on your plan, what happens to existing bookings, or what you will pay. Check those three points instead.

How Vrbo’s 12% commission changes the maths

From 29 October 2026, Vrbo charges a single 12% commission per booking, payment processing included, instead of about 8% for pay-per-booking hosts (5% plus 3% processing) and 5% for hosts connected through software. In some regions, such as Europe, the rate can be 12% to 15%: your Owner Dashboard shows yours. Our guide to Vrbo’s 12% commission shows the calculation: to keep the same payout, raise Vrbo prices by about 4.5% if you paid 8%, or about 8% if you paid 5%.

A PMS helps in two ways. A markup per OTA, available in Nowistay, applies that increase to Vrbo only; read the rate-consistency clause in Vrbo’s new Host Terms first, as the guide explains. And the software itself costs less when its price is per property and published: 10 properties on Nowistay cost EUR 100 (USD 130) a month.

Verdict: the best PMS for Vrbo hosts in 2026

If Vrbo is your only channel and you need an AI that replies inside Vrbo’s own inbox, check that the tool does it on your plan before you pay. For most hosts, though, Vrbo is one channel among four.

For them, Nowistay is the practical choice: a direct Vrbo connection for calendar, rates and bookings, the same real-time sync with Airbnb, Booking.com and Expedia, and an AI co-host that answers on its own on those channels, on WhatsApp and by email. It costs EUR 12 (USD 15) per property per month, down to EUR 8 (USD 11) from 100 properties, with AI Pricing (built-in dynamic pricing) included, a markup per OTA for Vrbo’s new commission and the first month free.

Frequently asked questions

What is the best PMS for Vrbo hosts in 2026?

For hosts who list on Vrbo alongside Airbnb, Booking.com or Expedia, Nowistay is the best PMS in 2026: it connects Vrbo directly for calendar, rates and bookings, and its AI co-host answers guests on its own on Airbnb, Booking.com, Expedia, WhatsApp and email. It costs EUR 12 (USD 15) per property per month, down to EUR 8 (USD 11) from 100 properties, with onboarding in minutes and the first month free.

Can a PMS reply to Vrbo guests automatically?

It depends on the PMS and on your plan. Vrbo usually withholds the guest’s email address and phone number, so replies have to go through Vrbo’s own messaging. Nowistay’s AI co-host does not reply inside Vrbo messaging: you answer Vrbo guests in Vrbo, and Nowistay sends your scheduled messages by email or WhatsApp when the booking has contact details. On Airbnb, Booking.com, Expedia, WhatsApp and email, its AI answers on its own.

Do I need a minimum number of listings to connect Vrbo?

Some Vrbo connectivity partners set minimums, so ask before you sign. With Nowistay, you connect a single active Vrbo listing from the property’s synchronization settings, using your Vrbo login and an SMS code.

Does Nowistay import my existing Vrbo bookings?

No. Vrbo does not provide bookings made before the connection, so you add them once by hand, ideally as direct bookings with the guest’s email or phone number. New bookings, changes and cancellations then sync in real time, and your dates are blocked on Airbnb, Booking.com and Expedia.

What is a Vrbo Elite partner?

Elite is the top tier Vrbo uses for its software partners, and several PMS vendors advertise it. The badge reflects a vendor’s relationship with Vrbo, not the features you get on your plan or what you pay. Nowistay connects to Vrbo directly for calendar, rates and bookings, and its AI co-host handles your guests on Airbnb, Booking.com, Expedia, WhatsApp and email.

How does Vrbo’s 12% commission affect my PMS choice?

From 29 October 2026, Vrbo charges a single 12% commission, and up to 15% in some regions such as Europe. Look for a PMS that lets you set a Vrbo-specific markup and that costs a predictable amount per property. Nowistay does both: a markup per OTA, and EUR 12 (USD 15) per property per month with automatic volume pricing, first month free.

Is dynamic pricing included in Nowistay’s price?

Yes. AI Pricing, Nowistay’s built-in dynamic pricing, is included in the EUR 12 (USD 15) per property per month plan, with no add-on and no separate pricing subscription. Elsewhere it is often extra: Lodgify includes its own only from Professional, Hostaway charges an additional monthly fee for each listing, and Guesty Lite takes 1% of your reservation revenue for it.
