With a payment processor like Stripe, the transaction fee is approximately 1.4% + 0.25 EUR in Europe. Compare that to the 15–20% OTA commission: on a 1,000 EUR booking, you keep 985 EUR with a direct booking versus 800–845 EUR through an OTA.

Beyond the financial advantage, direct bookings give you:

  • A guest database you own — email addresses, phone numbers, booking history, and preferences that you can use for future marketing
  • Custom cancellation and house rules — set your own policies instead of conforming to platform templates

Step 1: Connect Stripe for commission-free payments

The first step to accepting direct bookings is setting up a way to collect payments. Nowistay integrates with Stripe, one of the world’s most trusted payment processors, and charges you 0% commission on payments. You only pay Stripe’s standard processing fee (approximately 1.4% + 0.25 EUR per transaction in Europe).

How to set it up:

  1. In your Nowistay dashboard, go to Integrations in the left sidebar
  2. Find Stripe in the list and click Configure
  3. Follow the prompts to connect your Stripe account (or create one if you don’t have one yet)
  4. Once connected, you’ll see Stripe marked as Connected in your integrations list

That’s it. Your Stripe account is now linked to Nowistay, and you can start collecting payments directly from guests.

Step 2: Add the direct booking widget to your website

Nowistay provides a ready-to-use booking widget that you can embed on any website. It works like a full booking engine comparable to Airbnb’s own: guests see a calendar with live pricing, unavailable dates greyed out, a step-by-step booking process, and all fees and taxes clearly displayed.

Copy the embed code

  1. Go to Integrations > Direct Booking > click Configure
  2. Select your Property from the dropdown
  3. Choose the Language for the widget
  4. Copy the embed code and paste it into your website’s HTML

Customize the widget settings

Click on the settings icon to configure:

  • Payment mode: Choose between Full payment (guest pays everything upfront) or Split payment (guest pays a deposit now and the rest later)
  • Font family: Match the widget’s typography to your website design
  • Terms & conditions URL: Link to your own rental terms and conditions

The widget is compatible with any website — whether you use WordPress, Wix, Squarespace, Webflow, or a custom-built site. Simply paste the embed code where you want the booking engine to appear.

You can also use the Preview button to see exactly how the widget will look, and the Taxes button to configure any tourist taxes that should be collected.

Step 3: Create a price advantage for direct bookings

This is where the strategy comes together. Since OTAs charge 15–20% commission, you have a huge margin to play with. By increasing your OTA rates by 5% above your base price, you create a clear price advantage for direct bookers while still earning more per booking than you do through OTAs.

Here’s the math on a 100 EUR/night base rate:

  • Direct booking price: 100 EUR/night → you receive ~98.60 EUR after Stripe fees
  • Airbnb price: 105 EUR/night → you receive ~88.70 EUR after 15.5% commission
  • Booking.com price: 105 EUR/night → you receive ~84 EUR after 20% commission

The guest saves 5%, and you earn 11–17% more per night. Everyone wins except the OTA.

How to set up rate adjustment in Nowistay

  1. Go to Properties in the left sidebar
  2. Click on the property you want to configure > open the Synchronization panel
  3. Next to your Airbnb or Booking.com connection, click on the settings (gear) icon to open Channel Settings
  4. In the Rate Adjustment tab, enter 5 (or your preferred percentage)
  5. You’ll see a confirmation: "Rates +5% on Airbnb" with an example (100 EUR → 105.00 EUR)
  6. Click Save

Your base calendar prices remain unchanged — these are your direct booking prices. Only what the OTA receives is adjusted upward. You can set different percentages for each channel (Airbnb and Booking.com separately).

Even with a 5% markup on OTAs, the total cost to the guest on Airbnb is still competitive (since they also see Airbnb’s service fee). But the direct price is clearly more attractive, which gives guests a compelling reason to book directly next time.

Step 4: Automate WhatsApp messages to convert OTA guests into direct bookers

This is the most powerful feature for building your direct booking channel. Every time a guest books through Airbnb or Booking.com, Nowistay collects their phone number. Why 365 hours (approximately 15 days) after checkout?

Airbnb’s review window is 14 days after checkout. By waiting 15 days (365 hours), you ensure the review period has closed before reaching out. This keeps your communication completely separate from the OTA booking lifecycle and avoids any potential issues with platform policies.

How to set up the scheduled message

  1. Go to Automations in the left sidebar
  2. Under Guest Messages, click Add a message
  3. Configure the message — Trigger event: Check-out, Send via: WhatsApp, Timing: 365 hours After the event, Default language: your primary language
  4. Add additional languages (the message will be sent automatically in the guest’s language)
  5. Use the Translate from default option to auto-translate your message into all selected languages

Write the message

Write a subject line and message body that feels personal and offers clear value. Use template variables like {guest_first_name} and {property_name} to personalize automatically.

Here’s an example message:

Subject: Save 5% on your next stay (Rental {property_name})

Hello {guest_first_name},

If you enjoyed your stay 15 days ago at the property "{property_name}", please know that if you wish to book again, you can benefit from a lower rate (at least 5%) by making your reservation directly through our website: https://yourwebsite.com

Filter by platform

Under Advanced options, set Apply to bookings from to Airbnb and Booking.com only. This ensures the message is only sent to OTA guests — guests who already book directly don’t need to receive this.

Generate the WhatsApp version with AI
